Commercial suspended ceilings installed and repaired across London and the South East. Zentia-approved contractor. Mineral fibre, metal tile and acoustic systems. Fixed price.
Cat A reinstatement, tenant fit-out or full office refurbishment — a new suspended ceiling is typically one of the first trades in after a strip-out. We design the ceiling around your lighting and M&E layout, specify the right tile for the space and coordinate with your other contractors to avoid rework.
Get a site survey →Water damage, age, contractor damage during M&E works — ceiling problems are common and usually straightforward to fix if the right tile can be matched. We identify the root cause first, match the tile specification to your existing grid, and repair without disrupting the floor. Most repair jobs are completed out of hours in a single visit.
Book a repair survey →Open-plan offices with hard ceilings create echo and background noise that affects concentration and call quality. High-performance acoustic tiles or freestanding ceiling rafts significantly reduce reverberation time. We specify by room type and use, not by guesswork — and Zentia's acoustic tile range carries independent NRC and CAC ratings we can provide for your records.
Discuss your project →Renova Projects handles suspended ceiling work across the full range of commercial office environments — from straightforward tile replacements to full new ceiling installations integrated with lighting and M&E services. We work under a single contract, with a single point of accountability, using Zentia as our primary ceiling manufacturer.
Root cause first. We always identify why tiles or grid sections have failed before ordering replacements. Fitting new tiles over a moisture problem or a deflecting grid produces the same issue within months. If we find a building fabric or M&E problem behind the ceiling damage, we tell you before we quote the remediation.
Zentia (formerly Armstrong World Industries) is the UK market leader in commercial suspended ceiling systems. Their mineral fibre and metal tile products carry independent fire, acoustic and environmental ratings and are specified by architects and surveyors across the commercial property sector. As an approved Zentia contractor, we source directly, can confirm product compliance documentation, and have an established relationship with their technical team for specification support on more complex projects. If your building's existing ceiling is an Armstrong or Zentia product, we can match it accurately — which matters for dilapidations and section-by-section repairs where visual consistency is required.
Commercial suspended ceilings are not one-size-fits-all. The correct system depends on the building type, acoustic requirements, fire performance specification, M&E access needs and finish grade. We specify and install across the following systems:
The standard for commercial office ceilings. Zentia's Dune and Ultima ranges offer reliable acoustic absorption (Class A), fire performance (Class 0) and a clean white finish suited to most office environments. Grid: exposed T-bar (600×600 or 600×1200). The most cost-effective specification for large floor plates.
Steel or aluminium tiles for reception areas, boardrooms, break-out spaces and retail environments where a higher-grade finish is required. Fully demountable for M&E access. Can be powder-coated to RAL specification. Higher cost per m² but long lifespan and resistant to moisture damage.
Zentia Bioguard and Ultima Edge tiles for spaces with elevated acoustic requirements — call centres, meeting rooms, healthcare-adjacent offices. NRC ratings of 0.7–0.95 available. Often specified alongside acoustic partitions as part of a broader noise-reduction programme.
Freestanding acoustic panels suspended below the structural soffit — used where no full ceiling is practical, or in exposed-services designs. Effective for reducing reverberation in open-plan spaces. Can be installed to existing grid fixings or new drop rods. Available in a range of finishes and colours.
Exposed T-bar (standard), concealed grid (for a plasterboard-style look with accessible tiles) and tegular edge profiles. We specify grid gauge appropriate to tile weight and ceiling height. Where existing grids are corroded or undersized, partial grid replacement into the existing suspension is often possible without disturbing the whole ceiling.
Full suspended ceiling strip-out for Cat A reinstatement or dilapidations programmes, followed by new ceiling installation to the agreed specification. We manage the removal of old tiles and grid (including disposal), de-snot all hanger points and install new suspension, grid and tiles. Dilapidations schedules typically require the ceiling to be reinstated to the original or an agreed equivalent standard — we can provide the specification evidence your surveyor needs.

Our suspended ceiling work covers a range of clients and building types across London and the South East:
We visit the site, assess the existing ceiling condition, identify the tile specification and grid type, check for moisture damage or structural issues, and understand your operational constraints. No charge, no obligation. For repairs, we identify the root cause of the problem before we quote the fix.
Within three to five working days of the survey, you receive a fully itemised fixed-price quote. We confirm the tile specification, grid type, programme and cost. Where tile matching is required, we confirm availability before submitting the quote — we do not quote blind on materials we cannot source.
Works are scheduled to minimise disruption. For occupied offices, we work evenings or weekends. Larger installations are phased by zone so no area is out of use for more than one night. Our team leaves each area clean, with all waste removed, before your staff return.
On completion, we provide a handover pack including the tile specification sheet, grid type confirmation and waste transfer documentation. For dilapidations programmes, we include the schedule reference and confirmation that works have been completed to the agreed standard — in the format your surveyor needs.
We source Zentia products directly through our approved contractor relationship. That means confirmed lead times, accurate technical data sheets and access to the full current range — including discontinued tile successors for matching work. It also means we can get spec support from Zentia's technical team on non-standard applications without going through a distributor who may not know the product.
Renova's background is commercial office refurbishment. Suspended ceilings are a component we install as part of wider projects — which means we understand how they integrate with lighting layouts, M&E services, partitions and floor finishes. We do not install ceilings in isolation and then leave the coordination to someone else.
We do not quote ceiling works without confirming tile availability. Quoting blind on tile matching — and then substituting when the product isn't available — is one of the most common sources of disputes on ceiling repair jobs. We confirm the specification and price it fixed. If an exact match isn't available, we present alternatives before you commit.
Ceiling work generates dust and noise. It is best done when the floor is empty. Out-of-hours scheduling — evenings, weekends, phased by zone — is how we operate for occupied commercial buildings as a matter of course, not as a premium arrangement. It is factored into the quote upfront.
We provide specification sheets, product data, handover photographs and waste transfer records as part of every job. For dilapidations, we confirm the schedule reference and standard of works in writing. For landlords managing multiple assets, our records are structured to integrate with your property management system rather than requiring manual assembly.
Full CHAS accreditation and NAFDI membership. Method statements, risk assessments and insurance documentation are provided as part of our pre-construction pack — without you having to ask. Procurement by larger managing agents and institutional landlords typically requires this; we have it ready to submit.
Renova Projects is based in Westerham, Kent — positioned to cover commercial property across the full arc from Central London through the M25 corridor and into the South East. We carry out suspended ceiling installation and repairs across the following areas:
We work across all London postcodes — City of London offices, Canary Wharf commercial buildings, West End managed workspaces and South, North and East London commercial properties. Ceiling installation is regularly delivered as part of wider office refurbishments or as standalone repair programmes.
Our head office is in Westerham, Kent, and we cover the county from Dartford in the north through Sevenoaks, Tonbridge, Maidstone and Ashford. Kent's commercial property stock includes significant volumes of business park and industrial-office space where legacy ceiling systems are overdue for replacement.
We cover Surrey commercial property — Guildford, Croydon, Reigate, Redhill and Crawley — and Sussex, particularly where clients have multi-site portfolios across the South East under a single property management arrangement.
We cover Essex commercial properties from the Thames Gateway eastward — Thurrock, Basildon, Chelmsford and Brentwood — as well as the M25 business parks at Lakeside and Chafford Hundred. Much of this stock was developed in the 1990s and carries legacy ceiling installations due for replacement.
