Commercial LED installation for offices, retail units and managed workspaces. Fixed price. Minimal disruption. CHAS accredited.
T8 and T5 fluorescent tubes are no longer being manufactured or imported. If you're replacing tubes every few months on an ageing system, you're on borrowed time. An LED upgrade removes the dependency entirely and gives you a fitting with a 50,000-hour rated lifespan.
Get a site survey →LED lighting is one of the most cost-effective single interventions for improving a commercial EPC score. With MEES requiring EPC E as a minimum today and EPC C on the trajectory for 2027, lighting frequently sits at the top of landlords' improvement plans — high impact, fast to deliver, contained in cost.
See our MEES guide →Lighting accounts for 20–40% of a typical office's electricity consumption. Switching from fluorescent to LED cuts that figure by 40–60%, with a payback period under two years in most cases. For landlords recovering costs through a service charge, the saving is directly visible to tenants — a genuine reason to upgrade.
See cost guide →Renova Projects manages end-to-end LED lighting upgrades for commercial offices across London and the South East. That means we handle everything from the initial survey and specification through to installation, testing, certification and disposal of old fittings — under a single contract, with a single point of accountability.
We work directly with vetted electrical subcontractors, managed under our oversight. You deal with one team, one contract, one set of costs. No contractor management on your side.
Works around your business hours. We regularly carry out LED upgrades in occupied offices — evenings, weekends, or phased floor-by-floor. If disruption is a concern, tell us when you enquire and we'll build the programme around your team.
Lighting typically accounts for 20–40% of an office's electricity consumption. Upgrading from older fluorescent or halogen fittings to LED can cut that figure significantly — and the payback period on a well-specified installation is usually well inside two years.
Commercial landlords and tenants are also being pushed by regulation. Since April 2023, the Minimum Energy Efficiency Standards (MEES) have required commercial properties to hold an EPC rating of at least E before they can be let. The trajectory is clear — EPC C is the target standard currently under consultation for 2027. Lighting is one of the most cost-effective ways to improve an EPC score.
If you manage or occupy a commercial building in London or the South East and your EPC rating is under pressure, a lighting upgrade should be one of the first things on your improvement plan. See our full guide to EPC C and MEES compliance for commercial landlords.
Modern LED office lighting also improves the working environment. Correct colour temperature and consistent lux levels reduce eye strain and fatigue — factors that matter when you're presenting a workspace to prospective tenants or trying to retain staff. It's a practical upgrade with a visible result, not just an efficiency box-tick.
| Project Scale | Typical Scope | Upgrade Type | Cost Range (inc. install) | Notes |
|---|---|---|---|---|
| Small office | Up to 25 fittings | Tube swap or full fitting replacement | £1,500–4,000 | Single visit; typically completed in one day out of hours |
| Medium floor | 25–75 fittings | Full fitting replacement (LED panels or strips) | £4,000–10,000 | Includes WEEE-compliant disposal of old fittings |
| Large floor | 75–150 fittings | Full fitting replacement with emergency lighting review | £10,000–20,000 | Certification and MEES documentation included |
| Multi-floor / full building | 150+ fittings | Phased programme; can be done floor by floor to minimise disruption | £20,000–50,000+ | Volume discount applies; fixed-price per floor available |
| Tube-swap only | Any scale | LED tubes into existing T8/T5 fittings (fluorescent ban compliance) | £18–35 per tube fitted | Lower upfront cost; lifespan shorter than full fitting replacement |
Prices correct as of April 2026. Final cost depends on fitting count, circuit condition, access requirements and whether emergency lighting is in scope. We provide a fixed-price quote after a free site survey — no provisional sums, no hidden extras. Costs exclude VAT. Travel included within our standard coverage area (London, Kent, Surrey, Essex).
From first contact to completed installation, most office LED upgrades follow a consistent programme. Here's what to expect:
We visit the site, assess your existing fittings, measure lux levels, check the condition of circuits and emergency lighting, and understand your working hours and operational constraints. There's no charge for this and no obligation to proceed.
Within three to five working days of the survey, you receive a fully itemised fixed-price quote. No provisional sums, no day-rate exposure. We specify the fittings, the programme and the cost. If you want alternatives or value engineering options, we'll provide them alongside.
Once agreed, we schedule works to suit you. For occupied offices, we typically work evenings or weekends. Larger buildings are phased floor-by-floor so no area is out of action for more than one night. Our team leaves each area clean and fully operational before your staff arrive.
On completion, we carry out circuit testing, verify lux levels against specification, test emergency lighting function and produce all required certification. You receive a full handover pack including as-built drawings, test certificates and waste transfer documentation for the removed fittings.
A well-executed LED upgrade affects more than the electricity bill. For landlords, property managers and business occupiers, the downstream effects matter as much as the installation itself.
LED lighting is one of the most cost-effective single interventions for improving a commercial EPC score. With MEES requiring EPC E as a minimum for lettable commercial property today — and EPC C on the trajectory for 2027 — landlords managing older stock need a clear improvement plan. Lighting frequently sits at or near the top of that list: high impact, fast to deliver, relatively contained in cost. We provide the documentation your energy assessor needs to record the improvement accurately.
For multi-tenanted buildings, lighting energy and maintenance costs often flow through the service charge. Aging fluorescent installations generate recurring spend — tube replacements, ballast failures, emergency lighting call-outs. An LED upgrade cuts that ongoing maintenance burden significantly and reduces the service charge line items that tenants scrutinise at year-end reconciliation.
Occupiers with ESG commitments increasingly expect their premises to support — not undermine — their reporting. Measurable reductions in Scope 2 electricity consumption from lighting are straightforward to document. If your organisation is working towards a net zero target or reporting under SECR, a lighting upgrade is one of the more tangible, evidenceable actions available.
Light quality affects how a space feels and functions. Consistent lux levels, appropriate colour temperature and well-maintained emergency lighting are baseline expectations for prospective tenants and staff. An LED upgrade is visible, immediate and — done properly — makes a measurable difference to how an office presents. It is not a cosmetic exercise.
Fluorescent fittings don't fail cleanly. Tubes flicker before they go, ballasts degrade over time, and emergency lighting test failures create compliance exposure. Reactive repair across a large floor plate — call-out charges, time and materials, access arrangements — consistently costs more than a planned upgrade. Fixed price, on your terms, is the more defensible commercial decision.
Our commercial LED upgrade work covers a range of building types and client profiles across London and the South East:
If you're not sure whether your situation fits, just get in touch. We'll tell you straight whether we're the right contractor for the job.
Renova Projects is based in Westerham, Kent — positioned to cover the full arc of commercial property from Central London through the M25 corridor and into the South East. We carry out LED lighting upgrades across the following areas:
We work across all London postcodes, covering City of London offices, Canary Wharf commercial buildings, West End managed workspaces and South, East and North London commercial properties. London accounts for the majority of our fit-out and refurbishment work — LED upgrades are regularly delivered as standalone projects or as part of wider office refurbishments.
Our head office is in Westerham, Kent, and we have strong coverage across the county — from Dartford and Gravesend in the north, through Sevenoaks, Tonbridge and Maidstone, to Ashford and the Channel Tunnel corridor. Kent's commercial property market includes a significant volume of industrial and logistics stock alongside traditional office space, much of which is still running legacy lighting installations.
We cover Essex commercial properties from the Thames Gateway eastward — Thurrock, Basildon, Chelmsford and Brentwood — as well as the M25 business parks at Lakeside, Chafford Hundred and the wider A13 corridor. This area contains a large stock of out-of-town and business park office space, much of which was developed in the 1990s and is overdue for lighting infrastructure renewal.
We also cover Surrey commercial property — Guildford, Croydon, Reigate and Redhill — Sussex, and Hertfordshire, particularly where clients have buildings in multiple locations across the South East under a single property management arrangement.
If your building is outside these areas but within the wider South East, contact us to confirm coverage — we'll tell you before you invest time in an enquiry.
Most London offices still running T8 or T5 fluorescent strip lighting are operating with fittings that are 15–25 years old. The comparison below covers the main factors clients ask about before committing to an upgrade:
| Factor | Fluorescent (T8/T5) | LED panel / batten |
|---|---|---|
| Energy consumption | 36–58W per fitting | 18–40W equivalent output |
| Rated lifespan | 8,000–15,000 hours | 40,000–50,000 hours |
| Maintenance requirement | Tube replacements every 2–3 yrs | Minimal — no tube changes |
| Light quality | Variable, colour shift over time | Consistent, tunable CCT |
| Emergency lighting | Separate gear required | Self-test modules available |
| EPC contribution | Poor | Significant improvement |
| Disposal on replacement | WEEE / mercury tube handling | Standard recycling |
For most office environments, the upgrade pays back through energy savings alone within 18–24 months. Factor in reduced maintenance and EPC benefit and the case is straightforward.
There's no shortage of electrical contractors offering LED installation. The question is who manages the process, takes accountability for the outcome, and doesn't leave you chasing trades when something needs sorting. Here's what's different about working with Renova:
We manage vetted electrical subcontractors directly, under our oversight and on our contract. You don't deal with multiple parties. You don't manage access, sequencing or quality sign-off. You have one number to call and one company responsible for delivery — from survey to handover pack. That's the model across everything we do, not just lighting.
Renova's background is commercial fit-out and refurbishment. We understand occupied buildings, phased programmes, landlord-tenant relationships and the documentation requirements that commercial property transactions generate. An LED upgrade from us comes with as-built drawings, circuit test certificates, waste transfer documents and MEES-supporting records as standard — because that's what our clients' asset managers and managing agents need to see.
We survey the site before we quote. We quote what we find, not what we guess. The price you agree is the price you pay — unless you change the scope. We've worked in enough commercial buildings to know where the variables are and how to price them properly upfront, rather than flagging them as extras during delivery.
Out-of-hours delivery is standard practice for us, not a premium add-on. We've carried out LED upgrade programmes in occupied City offices, operational warehouses and multi-tenanted managed buildings across London and Kent without a single tenant complaint raised through a managing agent. That record matters when you're making the case for capital works to a difficult board or tenancy.
We hold CHAS accreditation and NAFDI membership. Full insurance documentation, method statements and risk assessments are provided as part of our standard pre-construction pack — without you having to chase. For procurement by larger managing agents or institutional landlords, our compliance file is ready to submit.
We're not a national contractor parachuting teams in from elsewhere. We're based in Westerham, Kent, operating across a geography we know — London, the M25 corridor, Essex and the South East. Response times are fast, site visits are straightforward to arrange, and our subcontractor network is local and vetted rather than sourced through a framework at distance.
Whether you're dealing with failing fluorescent fittings, EPC pressure, or just want to cut your energy bill — tell us about the building and we'll put together a fixed-price proposal.
Fill in the form and we'll be in touch within 2 working hours.
