Office Partition Walls

One instruction, one team,
all partition types

Most offices need a mix of partition types in the same project — glass walls to maintain light and openness along collaborative areas, solid stud walls for acoustic privacy in meeting rooms, and demountable systems where flexibility matters at lease end. Renova handles all of them under a single contract, project-managed from survey through to sign-off.

We carry out our own first fix carpentry and coordinate M&E as required. Finish options include full-height glazing, solid plasterboard with skim, part-glazed combinations, and proprietary demountable systems. Door sets — solid or glazed, with any hardware specification — are included in scope.

🪟

Full-Height Glass Partitions

Aluminium-framed or semi-frameless glass systems from floor to soffit. Single or double-glazed panels; clear, frosted or manifestation film to any design. Suited to meeting rooms, boardrooms and open-plan zones where natural light is a priority.

From £150/sqm installed
🧱

Stud & Plasterboard Partitions

Metal stud framing with plasterboard and skim — the most cost-effective permanent partition. Excellent acoustic performance, easily decorated, and compatible with any service integration. Best suited to private offices, HR rooms, comms rooms and areas where cost matters more than light.

From £50/sqm installed
🔄

Demountable Partition Systems

Proprietary panel-based systems that install without wet trades and can be disassembled cleanly. A good choice for leased spaces: they reconfigure as the business changes and remove without damage at lease end, simplifying reinstatement and reducing dilapidations risk.

From £120/sqm installed
🔇

Acoustic Partitions

Enhanced specification stud partitions with doubled boarding, acoustic mineral wool infill and resilient bar — typically achieving Rw 45–55 dB. Used for boardrooms, HR offices, focus rooms and any space where speech privacy or noise reduction is the primary requirement.

From £100/sqm installed
◧

Part-Glazed Partitions

A combination of solid plasterboard below and glass above — typically a 900mm–1,100mm solid base with full-height glazing above. Balances the acoustic separation of stud construction with the light transmission of glazing. Popular in open-plan environments where you want enclosed offices without a cave effect.

From £90/sqm installed
🔥

Fire-Rated Partitions

Where a partition forms part of a fire compartment — around a stairwell, escape route, plant room or between tenancies — it must achieve a tested fire resistance rating (typically FW30 or FW60). We build fire-rated stud and glazed partition walls to the required standard and can advise on the implications for your building layout.

Dilapidations Experience

We understand the lease-end context. When a partition is installed with an eye on future reinstatement, the system choice and how it's fixed matters. We advise accordingly — and carry out the removal when the time comes.

"Renova partitioned two meeting rooms and a private office for us — glass frontage, acoustic spec walls. They worked over a weekend so we weren't disrupted. The finish was exactly what we'd discussed and the quote matched the invoice. No surprises."

FAQs

Common questions about
office partitions

How much do office partitions cost? ▼
Office partition costs vary significantly by type. Plasterboard stud partitions typically cost £50–£100/sqm installed. Full-height glass partitions run £150–£300/sqm. Demountable systems sit at £120–£250/sqm. Part-glazed combinations fall between stud and full glass pricing. Door sets add £600–£1,800 per door depending on specification. All figures are indicative — the actual cost follows a site visit and takes into account room dimensions, height, acoustic specification and access. We provide a fixed-price quotation within 3 working days of the survey.
Glass or plasterboard — which partition should I choose? ▼
The right choice depends on what matters most for the space. Glass partitions maintain the openness and natural light of an open-plan floor plate and look more premium — suited to client-facing areas, boardrooms and collaborative zones. Plasterboard stud partitions give better acoustic performance, more privacy, and cost significantly less. They're right for private offices, HR rooms, server rooms and spaces where cost is the priority. Many offices combine both: glass along active zones and solid walls for private rooms. We'll advise on both during the site visit.
Do I need landlord consent to install office partitions? ▼
In most commercial leases, yes. Significant non-structural alterations — including partition walls — typically require a licence for alterations. The process involves submitting drawings, a method statement, and sometimes a reinstatement undertaking. The landlord may require consent as a condition of any future lease renewal. We're familiar with this process and can advise on the documentation to prepare, but always verify your specific lease obligations with your solicitor before instructing any works.
Will the partitions need to be removed at lease end? ▼
This depends on your lease and, if you obtained consent, the terms of the licence for alterations. Many licences require reinstatement unless the landlord agrees to waive it. Demountable partition systems have an advantage here: they can be removed cleanly without damage to the structural fabric, which simplifies reinstatement and often reduces dilapidations exposure. If you're planning partitions with lease end in mind, we can advise on the most dilapidations-friendly approach from the outset.
How long does office partition installation take? ▼
A single meeting room partition with door set typically takes one to two days. A more substantial programme — dividing a full floor plate — usually runs three to five days. For occupied offices, works are phased over evenings and weekends. We'll give you a clear programme when we quote. Temporary dust barriers are installed at the start and the work zone is cleaned down at the end of each shift.
Can partition walls include electrical sockets and data points? ▼
Yes — this is standard. Partitions are built with a service void that accommodates first fix electrical and data cabling. We coordinate with the first fix electrician as part of the programme, either using our own electrical sub-contractor or working alongside yours. Glazed partitions can also carry power and data via perimeter trunking or shadow gap details.
What is a demountable partition system? ▼
Demountable partitions are pre-engineered wall systems that bolt together without wet trades — no plaster, no drying time. Panels fix to a floor and ceiling track and can be disassembled and relocated or removed entirely without damage to the building fabric. They're popular in leased offices for three reasons: speed of installation, flexibility to reconfigure, and clean reinstatement at lease end. Cost is typically higher than stud partitions but lower than bespoke glazing, and the removability often makes total cost of ownership over the lease more competitive.
