Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person in any commercial premises must ensure fire doors are maintained in efficient working order. The Fire Safety Act 2021 and Fire Safety (England) Regulations 2022 extended these duties to residential buildings with two or more storeys. Failure to comply is a criminal offence — and a failed door in a real fire puts lives at risk.

Door Leaf & Frame

Visual inspection of door leaf and frame for damage, warping, delamination, splits or unauthorised modifications. A structurally compromised door cannot maintain its fire rating regardless of the condition of its components.

Gap Tolerance

All gaps between door leaf and frame (sides, top) must not exceed 3mm. Gap at floor must not exceed 8mm unless a threshold seal is fitted. These tolerances are critical — excessive gaps allow smoke to pass before intumescent seals activate.

Intumescent Strips & Smoke Seals

Inspection of intumescent strips and cold smoke seals for correct specification, damage, absence or improper fitting. These components are the door's primary defence: intumescent strips expand under heat to seal the gap; smoke seals prevent cold smoke infiltration in the critical early stages of a fire.

Self-Closing Devices

Every fire door must close and latch fully from any open position under its own power. We test the closer under load and assess for adequate closing force, damaged arms, seized bodies and correct adjustment. A door held open by a wedge or a failed closer provides no protection.

Hinges & Ironmongery

Hinge type, number (minimum three), fixing condition and fire-rating compliance. All ironmongery — handles, locks, bolts, hold-open devices, letter plates — must be fire-rated and correctly fitted. Non-rated ironmongery can breach the door's tested assembly.

Glazing, Certification & Signage

Vision panels must use correctly rated fire glass with fire-rated beading. We check for the original manufacturer's certification label (the door's proof of fire rating) and confirm that 'Fire Door Keep Shut' or 'Fire Door Keep Locked' signage is in place and legible.

Each individual door takes approximately 10–15 minutes to inspect thoroughly, photograph and document. A floor of 10 fire doors takes roughly 2 hours including report notes. We can inspect a single floor, a specific set of doors, or carry out a full building-wide survey. For larger buildings, we can deploy two inspectors to reduce the total programme time. Written reports are issued within 24 hours of the site visit.
