EICR Testing & Electrical Inspection

Renova's qualified electricians carry out Electrical Installation Condition Reports (EICR) for commercial properties, offices and landlords across London, Kent, Surrey and Essex. Fixed quotes, fast turnaround, certificates issued promptly — and in-house remedials if needed.

Commercial EICR testing is required under health & safety legislation and typically expected by insurers every five years. A valid certificate is your documented evidence of compliance — and the in-house remedials mean no second contractor if issues are found.

EICR Due or Expired

Certificate due, expired, or overdue

Your five-year EICR has lapsed, your insurer has flagged it, or a tenant is asking for evidence. We book a qualified electrician, test every circuit, and issue your certificate — promptly and without fuss.

🔑
Change of Tenancy

New tenant or change of occupier

A change of occupier is a trigger for a fresh EICR. We confirm the installation is safe for the incoming tenant, issue a certificate, and handle any C1 or C2 remedials in-house so you can complete the handover cleanly.

⚠️
Suspected Fault

Flickering lights, tripping breakers, or burning smell

Electrical symptoms in a commercial building need proper investigation, not guesswork. An EICR finds the underlying cause, classifies the severity, and our team can carry out any required remedial works on the same visit or immediately after.

What is an EICR?

Your electrical installation,
formally inspected & certified

An Electrical Installation Condition Report (EICR) is a formal inspection and test of the fixed electrical installation in a building — covering wiring, sockets, circuits, consumer units and earthing arrangements. A qualified electrician assesses everything against current safety standards and issues a certificate confirming whether the installation is satisfactory or requires remedial work. For landlords it's a legal requirement. For businesses, it's essential evidence of compliance for insurers, health & safety obligations and due diligence.

⚖️
Legal Compliance

Landlords are legally required to hold a valid EICR for every rental property. Businesses need one for health & safety compliance and insurance purposes.

🔥
Reduce Fire Risk

Electrical faults are one of the leading causes of commercial fires. An EICR identifies deterioration, defects and dangerous conditions before they cause harm.

🛡️
Insurance & Due Diligence

A valid EICR certificate satisfies insurers, protects against liability and demonstrates proper duty of care to tenants, employees and visitors.

📄
Clear Documentation

A formal, traceable record of your installation's condition — valid for five years and ready to present to any insurer, regulator or prospective tenant.

Landlords

Legally required every five years or at the start of a new tenancy. Failure to hold a valid certificate can result in significant fines and enforcement action.

🏢
Commercial Businesses

Required under health & safety legislation and typically requested by insurers. An EICR demonstrates due diligence and protects your staff, clients and premises.

🏗️
Property Managers & Managing Agents

Managing an older or multi-tenanted building? An EICR provides a complete picture of the installation's condition and prioritises any remedial investment needed.

🔄
Change of Tenancy or Occupation

When a property changes hands or a new tenant moves in, an up-to-date EICR confirms the installation is safe and fit for the incoming occupier.

⚠️
Suspected Electrical Issues

Flickering lights, tripping breakers, burning smells or old wiring are all reasons to commission an EICR before a fault becomes a fire or causes injury.

Public Sector & NHS

We work with NHS trusts and public sector organisations with specific compliance frameworks and documentation requirements. We understand the standards expected.

Understanding Your Report

EICR Observation
Classifications Explained

Any observations identified during the inspection are classified according to their severity. Here's what each code means — and what action is required.

C1 — Danger Present

Immediate Action Required

A C1 observation indicates a condition that presents an immediate risk of injury. Remedial works must be carried out before the installation can be used safely. Our team can attend urgently to resolve C1 issues.

C2 — Potentially Dangerous

Urgent Remedial Work Needed

A C2 observation means the installation is potentially dangerous and remedial works are required urgently. The certificate will not be satisfactory until C2 observations are resolved and a re-inspection confirms compliance.

C3 — Improvement Recommended

Improvement Recommended

A C3 observation does not prevent a satisfactory certificate from being issued, but it indicates where the installation does not fully comply with current regulations. Improvements are recommended to bring it up to standard.

Our qualified electricians can carry out all C1 and C2 remedial works in-house — meaning you won't need to coordinate a separate contractor to achieve a satisfactory certificate.

Indicative Costs

How much does
an EICR cost?

EICR cost depends on the number of circuits in the building. Larger, older or more complex installations take longer to test and may have more observations to document. The table below gives guide ranges — we provide a fixed, itemised quote before any work starts.

Property / building type Circuits (approx) EICR guide cost Typical timing
Small office or studio unit Up to 10 £150 – £300 2–3 hours
Medium commercial office 10 – 20 £300 – £500 Half day
Large office / multi-floor building 20 – 40 £500 – £900 Full day
Large commercial / complex installation 40+ £900 – £1,500+ 1–2 days
PAT testing (add-on) — From £1.50/item By volume
Emergency lighting inspection (add-on) — From £150 1–2 hours
C1 and C2 remedial works are quoted separately after the inspection report is issued — you see exactly what needs doing and at what cost before anything is agreed. Unlike testing-only providers, we carry out all remedials in-house.
How It Works

The EICR Inspection
Process Step by Step

01

Book & Quote

Contact us with details of your property — type, size and approximate number of circuits. We'll provide a clear, fixed quote and agree a convenient inspection date with minimal disruption to your occupants.

02

Visual Inspection

Our qualified electrician carries out a thorough visual inspection of the installation — checking consumer units, wiring, sockets, switches, earthing and bonding for any visible signs of damage, deterioration or non-compliance.

03

Electrical Testing

Every circuit is tested to verify continuity, insulation resistance, polarity and earth fault loop impedance. Each test is recorded against current safety standards to form the basis of the report.

04

Certificate & Remedials

You receive your EICR certificate promptly. If remedial works are required, we provide a clear, costed schedule. Our team can carry out all C1 and C2 works in-house — no need to find another contractor.

FAQ

EICR & Electrical Testing
Frequently Asked Questions

What is an EICR (Electrical Installation Condition Report)? ▼
An EICR is a formal inspection and test of the fixed electrical installation in a property — covering wiring, sockets, consumer units, circuits and earthing. A qualified electrician assesses everything against current safety standards (BS 7671) and issues a certificate confirming whether the installation is satisfactory or requires remedial work.
How often is an EICR required? ▼
For rental properties, an EICR is legally required every five years or at the start of a new tenancy. For commercial premises, the standard recommendation is every five years, though insurers and health and safety obligations may require more frequent testing depending on the nature of the business and the age of the installation.
What happens if my EICR fails? ▼
If the inspection identifies issues, they will be classified as C1 (danger present — immediate action required), C2 (potentially dangerous — urgent remedial work needed) or C3 (improvement recommended). A satisfactory certificate can only be issued once C1 and C2 observations are resolved. Our in-house team can carry out any remedial works and re-inspect to bring the installation to a satisfactory standard.
How much does an EICR cost? ▼
EICR costs depend on the size and type of property and the number of circuits to be tested. A small office will cost less than a large commercial building with multiple distribution boards. We provide clear, itemised quotes — contact us on 020 3393 9600 or use the form below to get your tailored price.
Do you carry out the remedial works as well? ▼
Yes. Unlike some testing-only providers, our qualified electricians can carry out any remedial works identified during the inspection in-house — meaning you don't need to coordinate multiple contractors to achieve a satisfactory certificate.
Which areas do you cover for EICR inspections? ▼
We cover London, Kent, Surrey, Essex and the wider South East. Get in touch to confirm coverage for your specific property location.
