Returning the space to landlord condition

Arndale House is a commercial office building in Manchester city centre. At the end of a long-term lease, the tenant required a full dilapidation package to return the space to an acceptable condition for re-letting — in line with the landlord's schedule of dilapidations.

Renova Projects UK delivered the complete interior dilapidation programme, covering all aspects from initial strip-out through to final redecoration. The works were planned and phased to minimise disruption and ensure a clean handover within the agreed programme.

The finished space was handed back in a fully redecorated, re-carpeted and compliant condition — ready for the landlord to re-let or re-configure.

    Partition removal Demounting and disposal of internal partition walls to return to open-plan configuration

    Full interior redecoration Walls, ceilings and woodwork redecorated throughout to a neutral, landlord-ready finish

    New carpet installation New commercial carpet tiles throughout all office areas and corridors

    Cabling removal Full clearance of data and telecoms cabling installed by the outgoing tenant

    Air conditioning servicing Full service and inspection of the AC system to ensure it was in operational order on handover
