Two units returned to landlord condition

Ridgeway Office Park in Petersfield, Hampshire is a modern commercial office campus. At the end of their lease, the outgoing occupier Healthy Pets Limited was required to return two office suites — Unit 6 and Unit 8 — to a clean, compliant condition in line with the landlord's schedule of dilapidations.

A schedule of condition had been prepared at the start of the lease by Hughes Ellard Limited, documenting the state of both units room by room. Working against this record, Renova Projects UK carried out a targeted dilapidation programme to address the specific defects that had developed during the tenancy — ceiling tile staining and damage, wall marks, sealant failures, trunking defects, and worn carpet throughout.

Both units were handed back fully redecorated, re-carpeted, and in a condition ready for immediate re-letting.

    Ceiling tile replacement and cleaning Stained, marked and damaged tiles replaced across main offices, boardroom and kitchens in both units

    Full interior redecoration All walls redecorated throughout — addressing scuffs, knock marks, settlement cracking and previous fixings

    Sealant repairs and reinstatement Failed and crumbling window sealant made good across both units; cracking around frames repaired

    Perimeter trunking repairs Missing sections, poor joint details and localised trunking defects reinstated to a consistent finish

    New commercial carpet installation Full carpet replacement across all office areas in both units — worn and stained carpet lifted and new commercial tiles laid

    Kitchenette make-good Wall repairs, missing trims reinstated and fittings made good in the kitchen areas of both units
