A full interior strip-out at one of Manchester's flagship offices

101 Embankment is part of a landmark commercial development in Manchester city centre. At the end of the tenancy, the outgoing occupier was required to return the space to landlord condition — a significant undertaking given the bespoke fit-out in place, which included a full kitchen canopy installation, feature booth seating and huts, a mezzanine-level AV suite, and extensive IT infrastructure.

Renova Projects UK was appointed to carry out the full dilapidation works in accordance with the schedule of dilapidations and contract drawings. Works were carried out across two distinct areas: the main floor, which housed the kitchen, café seating, vending and breakout facilities; and the lower presentation space, which contained UPS equipment, comms infrastructure, fan coil units and external condensers.

On completion, all surfaces were made good and the space handed back vacuumed and clean, ready for the landlord's incoming programme.

    Furniture, racking and loose fixtures strip-out All furniture, tenant signage, vending equipment and loose items removed from both floors

    Kitchen and catering facility removal Full strip-out of kitchen canopy, catering equipment, worktops, base units, cold water feeds and drainage — all services capped and made safe

    Booth seating and feature huts removal All bespoke booth seating, tables and timber feature huts dismantled and removed

    AV, IT and cabling strip-out All AV equipment, Wi-Fi points, comms cabinets and associated cabling removed; feeds terminated at distribution boards

    Partitions and doors removed to drawing Partitions and doors removed as indicated on contract drawings; all disturbed surfaces made good

    Mechanical & electrical removal UPS, switchboards, fan coil units and external condensers de-gassed and removed; drainage capped; space cleaned throughout
