Occupied offices, dilapidations schedules and PPM repainting programmes. One contract, one point of accountability — site visit to signed-off completion. Fixed price, out-of-hours working, CHAS accredited.
Renova Projects is a commercial decorating contractor for offices across London and the South East. We work in occupied buildings — managed workspaces, multi-tenanted floors and business park units — delivering a clean, professional finish without disrupting the people working in the space.
We manage vetted decorating subcontractors directly, under our oversight and on our contract. You deal with one team and one point of accountability — from first visit and quote through to completion and sign-off.
Works around your business hours. We regularly carry out office painting in occupied workspaces — evenings, weekends, or phased room by room. If disruption is a concern, tell us when you enquire and we'll build the programme around your team.
Painting costs for commercial offices vary with size, surface condition, specification and access requirements. The figures below are based on straightforward repaints with standard commercial finishes — walls, ceilings and woodwork — in reasonable existing condition. Prep-heavy jobs or specialist finishes will sit toward the top of the range or above it.
| Scope | Typical range | Key variables |
|---|---|---|
| Small office suite (1–2 rooms) | £1,200 – £2,500 | Surface condition, woodwork included |
| Open plan floor (2,000–4,000 sq ft) | £2,500 – £8,000 | Ceiling height, prep required, finish spec |
| Reception and meeting rooms | £1,500 – £4,000 | Feature walls, spray vs roller, floor area |
| Common areas, corridors, stairwells | £800 – £3,000 | Access, anti-scuff spec, number of floors |
| Dilapidations redecoration | Project dependent | Schedule of works, reinstatement standard |
| Full building repaint (multi-floor) | Quoted on survey | Phasing, access, specification across areas |
These are guide figures. The most accurate way to get a number is a site visit — we assess the surfaces, note the prep work required, and come back with a fixed price that won't move unless the scope changes. No charge for the visit.
What drives cost up. The biggest variable is almost always prep work — the time required to fill, sand and prime surfaces before a brush goes near them. A heavily marked or damaged wall costs significantly more to bring to a good standard than one in reasonable condition. We flag this clearly at the site visit rather than burying it in the quote.
A fresh coat of paint is rarely at the top of a facilities manager's priority list — until it suddenly is. These are the situations that typically drive the decision:
Scuffed walls in meeting rooms, yellow ceilings, marked paintwork around light switches — individually minor, collectively damaging to how a space presents. If you're bringing clients or senior stakeholders through the building, or trying to attract staff back to the office, appearance matters. A full repaint costs a fraction of a fit-out and has an immediate, visible impact.
Taking on a new floor, moving into a different building or preparing a void unit for letting are all natural trigger points for a repaint. Getting the decoration right before people move in is cheaper and less disruptive than doing it around an occupied team. Landlords preparing units between tenancies will often specify a neutral redecoration as part of a dilapidations settlement.
Decoration is one of the most common items on a planned maintenance schedule for commercial buildings. A rolling programme — repainting common areas, stairwells and individual floors on a 3–5 year cycle — keeps the building in good condition, avoids reactive patchwork, and makes the spend predictable.
Decoration is almost always part of a dilapidations schedule. Whether you're a tenant facing a schedule of dilapidations from a landlord's surveyor, or a landlord seeking reinstatement of a vacated unit, painting and decorating is typically one of the largest items. Renova handles dilapidations projects end to end — the painting component is managed as part of the overall remediation, not subcontracted out separately.
Most commercial office painting projects follow a straightforward programme. Here's what to expect:
We visit the site, assess the condition of existing surfaces, understand the scope you have in mind, and note any access constraints or operational requirements. We'll discuss finish specifications and colour options at this stage if you want input. No charge for the visit, no obligation to proceed.
Within three to five working days of the site visit, you receive a fully itemised fixed-price quotation. Prep work, materials, labour and any specialist finishes are all specified. No provisional sums, no day-rate exposure. If you want alternative specifications or phasing options costed, we include them alongside the primary quote.
Once agreed, we programme works to suit your operations. For occupied offices, we work around your business hours — evenings, weekends, or a phased room-by-room approach during quieter periods. Unoccupied units and void floors can move on a faster daytime programme. We protect all surfaces, furniture and flooring as standard.
On completion we carry out a full snagging walk-through before asking for sign-off. Any items requiring touch-up are dealt with before the project is closed — not logged for a return visit. You receive a completion record and, where required for dilapidations or PPM purposes, photographic evidence of completed works.
Colour choice for a commercial office is more constrained than it might appear. Most clients end up in a similar range for good practical reasons — durability, light reflection and the need to work with existing furniture and flooring. That said, there's more room for considered choices than a default magnolia.
The majority of commercial office repaints specify a mid-sheen or eggshell finish on walls for durability, with a flat matt on ceilings. Light to mid-tone neutrals — warm whites, soft greys, pale greiges — work well in most London offices because they maximise natural and artificial light. Cool tones read as professional; warmer tones work better in smaller, more enclosed spaces.
For high-traffic areas — corridors, stairwells, reception, around light switches — a standard emulsion won't hold up. We specify anti-scuff coatings and washable paint systems for these surfaces as standard on commercial projects. The upfront cost is slightly higher; the maintenance saving over a 3–5 year period is significant. We'll advise on this during the site visit.
Reception areas and meeting room feature walls are where most clients want something beyond a neutral. We can advise on colours that work with your brand palette, specify finishes that photograph well for marketing materials, and — for larger projects — provide spray-applied finishes that give a cleaner, more consistent result than roller application on large flat surfaces.
We work with commercial-grade products from Dulux Trade, Johnstone's Trade, Farrow & Ball (where specified), and Crown Trade as standard. For specialist coatings — intumescent, anti-graffiti, antimicrobial — we specify the appropriate system for the application. We don't tie you to a single supplier and will always explain the trade-offs between specification options.
Have a written specification? We'll visit the site before we quote — not just read the document. That means our price reflects the actual substrate condition, not assumptions on paper. Fixed price, no provisional sums, method statements, COSHH assessments and photographic completion records as standard. See our paint specification guide for the technical reference behind our work.
Our commercial painting and decorating work covers a range of building types and client situations across London and the South East:
There's no shortage of decorating contractors in London. Most are either domestic painters taking on commercial work, or large national contractors for whom a single-floor office repaint isn't a priority. Renova sits in neither category.
Our background is commercial fit-out and refurbishment — offices, managed workspaces and commercial buildings across London and the South East. We understand occupied buildings, phased programmes, out-of-hours access, and the documentation requirements that commercial landlords and managing agents expect. A straightforward office repaint benefits from that context even when the scope is simple.
We manage vetted decorating subcontractors under our direct oversight. You don't deal with the decorator directly, you don't manage access or quality sign-off, and you don't find yourself chasing a sole trader when something needs sorting. One call resolves it. That model applies whether the job is a single meeting room or a full multi-floor repaint.
We visit the site before we quote. We assess the surface condition, the prep work required and the access constraints — and we price them into the quote. The number you agree is the number you pay, unless you change the scope. No provisional sums, no materials-plus-labour day rates, no surprise additions on the final invoice.
We programme works around your business hours — evenings, weekends, or phased through quieter periods. If disruption is a concern, raise it when you enquire and we'll work out the right approach before we quote. The programme goes in the contract upfront, not agreed on the fly once we've started.
We hold CHAS accreditation and NAFDI membership. Method statements, risk assessments and insurance documentation are provided as part of our standard pre-construction pack — without you having to request them separately. For managing agents and institutional landlords who run a formal contractor approval process, our compliance file is ready to submit.
We're based in Westerham, Kent, operating across a geography we know — London, the M25 corridor, Essex and the South East. Site visits are straightforward to arrange and our subcontractor network is local and vetted. If a job is outside our geography or better suited to a specialist, we'll say so.
Renova Projects is based in Westerham, Kent, operating across London and the South East. Our commercial painting and decorating service covers:
We carry out office painting and decorating across all London postcodes — City of London, Canary Wharf, the West End, Southwark, Victoria, Farringdon and throughout South, East and North London. London office painting is core to our workload, often as part of a wider refurbishment programme but regularly as a standalone decoration contract.
Our head office is in Westerham, Kent. We cover commercial office painting across the full county — Dartford, Gravesend, Sevenoaks, Tonbridge, Maidstone, Tunbridge Wells and Ashford. Kent's commercial property market includes significant business park and industrial office stock, much of it requiring periodic redecoration as part of ongoing maintenance programmes.
We cover Essex commercial property from the Thames Gateway eastward — Thurrock, Basildon, Chelmsford and Brentwood — and the M25 business parks at Lakeside and the wider A13 corridor. The volume of 1990s-era business park office stock in this area creates consistent demand for periodic redecoration, often as part of PPM programmes or between tenancy refreshes.
We also cover Surrey — Croydon, Guildford, Reigate and Redhill — Sussex, and Hertfordshire, particularly for clients managing buildings across multiple South East locations under a single property management arrangement.
Outside these areas but within the South East? Contact us to confirm coverage before you invest time in an enquiry.
