Found your space on the Kings Hill estate? We deliver Cat B fit-outs in Grade A shells, refurbish existing offices, and manage dilapidations at lease end — across Churchill Square, Tower View, Kings Hill Avenue and beyond.
You've taken on a Grade A Cat A shell — services in, ceiling grid down, raised floor installed, but otherwise empty. We design and build the Cat B: partitions, kitchen, meeting rooms, feature lighting, acoustic pods, Cat 6a cabling and branding. We handle the full Licence to Alter process so works can start on the right side of your landlord.
About our fit-out service →Your office is there but it no longer works the way you need it to. Hybrid working has shifted the balance, the layout is wrong, or the spec is simply dated. We reconfigure, redecorate, upgrade M&E, install LED and acoustic zones — and we do it with minimal disruption to your team, working in phases or out of hours.
About our refurbishment service →Kings Hill landlords are thorough. You'll be expected to remove all Cat B alterations, reinstate the Cat A layout and redecorate — at your cost, not capped by Section 18. We carry out a dilapidations audit early, scope the reinstatement works, and return the space to a standard your landlord will accept. Better value than settling their surveyor's claim.
About our dilapidations service →Renova Projects UK is based in Westerham — less than 20 minutes from Kings Hill. We're a Kent contractor, not a London firm making an occasional trip out. We know the access roads, the estate management company, the logistics constraints, and the expectations of the institutional landlords who own most of the commercial stock on the park.
Whether you're fitting out a 500 sq ft managed suite at Churchill Square or a 15,000 sq ft Grade A shell at 10 Kings Hill Avenue, the process is the same: survey, LTA, fixed-price programme, delivery.

All-inclusive costs: labour, materials, waste removal and management. LTA preparation (drawings, RAMS, insurance) quoted separately where required. VAT not included.
No works can start in Kings Hill without a signed LTA from the landlord. The submission requires architectural drawings, full M&E specifications, a Construction Phase Plan, RAMS, proof of contractor insurance, and — for structural changes — loading calculations. We prepare and submit the entire package and manage the landlord's surveyor through to sign-off.
Kings Hill operates ANPR monitoring across both main access roads. All site vehicles must be pre-registered with building management, and noisy works in multi-let buildings like 30 Tower View must take place outside business hours. Deliveries to Churchill Square require 48-hour pre-booking with building management. We handle all of this as standard.
UK law requires non-domestic rented buildings to reach EPC C by 2027 and EPC B by 2030. Kings Hill landlords are targeting EPC A on new refurbishments. We install all-electric HVAC, LED lighting with integrated PIR and daylight harvesting sensors, Cat 6a cabling and individual sub-metering — all of which contribute to improved EPC performance and reduced running costs.
Every Cat B alteration you make today becomes a reinstatement obligation at lease end — and in Kings Hill, landlords enforce that fully. Reinstatement is not subject to the Section 18(1) cap; they can require the full removal cost. We document your Cat A baseline at the start of your tenancy so the scope at lease end is clear, defensible and avoids inflated surveyor claims.
You've signed or you're close to signing. The space is a Cat A shell and you need it operational within a tight window. We manage the LTA, design the fit-out and deliver it to programme — so your team can move in on schedule.
Your office is there but hybrid working has changed what you need from it. We reconfigure layouts, add acoustic pods, upgrade lighting and refresh finishes — phased around live occupation so your team isn't disrupted.
Refurbishing void space to Cat A standard and need a contractor familiar with Kings Hill landlord requirements? We deliver Cat A refurbishments aligned to estate specification, targeting EPC A where required.
We work alongside managing agents and building managers to coordinate access, pre-register vehicles and align our programme with building-wide maintenance schedules. Low disruption to other occupiers is a given.
We work from schedules of dilapidations or scope works ahead of a formal schedule. We understand the RICS Pre-Action Protocol and can price against a Scott Schedule to support your client's negotiating position.
Kings Hill has a strong healthcare and professional services cluster. We deliver specialist fit-outs including climate-controlled server rooms, high-security access, and premium client-facing reception and meeting suites.
We visit the building, assess the existing Cat A condition, discuss your requirements and note any Kings Hill-specific constraints — access, shared services, ANPR, noise restrictions. No charge, no obligation.
We return a fixed-price quotation covering all labour, materials and waste. For fit-outs requiring landlord consent, we prepare the full Licence to Alter submission alongside the quote — drawings, RAMS, insurance, Construction Phase Plan.
We submit the LTA to your landlord and manage the approval process. While consent is being obtained, we finalise the build programme, arrange material deliveries and pre-register site vehicles with estate management.
We deliver to the agreed programme — phasing noisy works out of hours where required, keeping the site perimeter clean to estate standards, and providing a snagged, documented handover. One point of contact throughout.
We're based in Westerham, 20 minutes from Kings Hill. Site visits are quick, coordination is straightforward and we're not charging you a day's travel when something needs attention.
Most contractors hand the LTA paperwork back to you. We prepare and submit the full package: drawings, RAMS, Construction Phase Plan, insurance — and manage the landlord's surveyor through to sign-off.
In multi-let buildings on the Kings Hill estate, evening and weekend working isn't an optional extra — it's how you get noisy works done without fines or complaints. We programme for it from the start.
We quote a fixed price based on a proper site survey, not a desk estimate. If scope is agreed, that's the number. We don't add variations unless you change the brief.
Every fit-out we deliver includes LED lighting with PIR and daylight sensing as standard. We can add all-electric HVAC, sub-metering and Cat 6a cabling — all moving your space toward the 2027 and 2030 EPC targets without a separate project later.
Our CHAS accreditation is independently verified and up to date — satisfying the health & safety pre-qualification requirements of most Kings Hill landlords and managing agents before works begin.
"Renova Projects UK has consistently proven to be our top choice for building works. Their team delivers a high standard of quality and attention to detail — and the results speak for themselves."

Specific buildings we work in include 30 Tower View, 17 Kings Hill Avenue, 10 Kings Hill Avenue and Churchill Square.
Based in Westerham, we cover the full Kent commercial market and travel into London for larger projects. If you have an office in Kings Hill and another elsewhere, one contractor can handle both.
