We offer a comprehensive range of services — from design and build through to ongoing maintenance and end-of-lease dilapidations — all under one roof. We're also Good Business Charter accredited and NAFDI certificated for fire door inspection — providing clients with verified evidence of competency where it matters most.

Our Services

We specialise in commercial properties including offices, managed workspaces, serviced offices, retail units, and light industrial buildings. We do not carry out residential work.

We have extensive experience delivering both CAT A (base build — raised floors, ceilings, M&E distribution) and CAT B (occupier fit-out — partitions, joinery, AV, furniture) office fit-outs. We handle space planning, lighting design, IT infrastructure, flooring, and everything in between.

Yes — office dilapidations is one of our core services. We work from a landlord's schedule of dilapidations to carry out all required repair and reinstatement works, including stripping out tenant alterations, making good walls and ceilings, replacing flooring, and redecorating to lease specification.

Yes. We provide full electrical services as part of our projects, including first and second fix wiring, lighting installation, consumer unit upgrades, and EICR (Electrical Installation Condition Report) testing and certification.

Yes. We can include structured data cabling, network point installation, server room fit-out, and AV integration as part of an office fit-out or refurbishment package.

Yes. We can provide design input as part of your project, covering space planning, specification, and material selection. For larger projects we work with specialist design partners to develop full concept and technical drawings.

Our primary area of operation is London and the South East — including Kent, Surrey, and Essex. We can consider projects outside this area where the scope warrants it; please contact us to discuss.

Maintenance & Compliance

PPM is a proactive approach to building upkeep. It involves scheduled inspections and maintenance tasks carried out at regular intervals to prevent failures, extend the life of building assets, and maintain your property in compliance with safety regulations — rather than waiting for something to break.

Frequency depends on the size, use, and age of the building. Most commercial buildings benefit from annual or bi-annual general maintenance programmes. Some systems — such as HVAC, fire alarms, and emergency lighting — require more frequent statutory checks. We'll help you build a programme that meets your obligations.

Maintenance involves routine, scheduled tasks designed to keep a building or its systems operating correctly — cleaning, inspecting, lubricating, or adjusting equipment before failure occurs. Repairs are reactive work carried out when something has broken or is malfunctioning and needs fixing or replacing.

Our commercial maintenance services cover: general fabric maintenance, decorating, electrical and plumbing repairs, HVAC servicing, fire door inspection, EICR testing, external and roof checks, and reactive call-outs. We can manage all trades under a single maintenance contract.

Annual external inspections are recommended as a minimum. This should include checking the roof for damage, clearing gutters and downpipes, inspecting pointing and masonry, repainting or sealing external surfaces, and inspecting windows and doors for deterioration. Addressing small issues promptly prevents costly remedial works down the line.

Health and safety is central to everything we do. We maintain a formal Health & Safety Policy, conduct site-specific risk assessments and method statements (RAMS) before any works begin, ensure all operatives hold the appropriate training and certifications (CSCS, IPAF, PASMA where required), and carry out regular site safety audits. We operate in occupied buildings regularly and have robust procedures for managing live environments.

Projects & Process

Timelines depend on scope and complexity. Minor works and small fit-outs typically take two to four weeks. A mid-size office refurbishment (2,000–5,000 sq ft) often runs four to eight weeks. Larger or more complex projects may take several months. We provide a detailed programme at the outset and manage the works to keep disruption to a minimum.

Our project manager is your dedicated point of contact from start to finish. They oversee programme, budget, subcontractor management, quality, and site safety — and ensure you're kept informed at every stage without needing to manage multiple contractors yourself.

We specify quality materials from trusted suppliers, employ experienced and vetted trade operatives, and carry out stage inspections throughout the works. We also conduct a formal snagging process before handover to ensure everything meets the agreed specification — and we don't consider a job complete until you're satisfied.

Yes. We regularly manage specialist subcontractors — including M&E engineers, telecoms installers, lift engineers, and decorators — co-ordinating their programmes alongside our own trades to deliver a seamless project under a single point of responsibility.

Unexpected conditions — concealed services, structural surprises, or additional client requirements — are part of construction. When they arise, we assess the situation promptly, present options with transparent cost and programme implications, and agree a course of action with you before proceeding. We never carry out additional works without your approval.

We provide regular written progress updates and are available by phone or email at any time. For larger projects we hold weekly progress meetings — either on-site or remotely — so you always know where things stand without having to chase.

Our site survey involves a physical inspection of the space to measure the area, understand existing conditions, identify any constraints (asbestos surveys, services routes, structural elements), and gather the information needed to produce an accurate proposal. The survey is free and there's no obligation to proceed.
