When clients call us

Office looks tired or unprofessional

Scuffed walls in meeting rooms, marked corridors, discoloured ceilings — individual issues that collectively undermine how a space presents. A full commercial repaint is a fraction of a fit-out cost and has an immediate, visible impact. We programme it around your team.

Dilapidations notice or lease-end approaching

Decoration is almost always on a schedule of dilapidations. Whether you're a tenant remediating works or a landlord reinstating a vacant unit, we work from the schedule, price line by line, and provide photographic completion records for your surveyor's file.

PPM programme or planned redecoration cycle

Facilities managers with planned maintenance obligations often need a commercial decorator who works to a written programme and a fixed budget. We integrate painting into a PPM schedule — repainting floors, common areas and stairwells on a rolling 3–5 year cycle.

Commercial Decorating Contractor

Not painters who do offices —
commercial decorators

Renova Projects is a commercial decorating contractor, not a domestic painting business that occasionally takes on commercial work. Our background is commercial fit-out and refurbishment — occupied offices, managed workspaces and business park units across London and the South East.

We manage vetted decorating subcontractors under our direct oversight, on our contract. You deal with one team from site visit to completion — not a decorator who answers only to themselves and disappears when there's a problem.

🏛

Occupied building experience

We programme works around your business hours. Evenings, weekends or phased room by room — tell us the constraints and we build the programme before we quote.

📄

Dilapidations-ready

Method statements, COSHH assessments, risk assessments and photographic completion records provided as standard — no chasing for paperwork your surveyor needs.

💰

Fixed price — always

We visit the site before we quote. The number you agree is the number you pay, unless you change the scope. No provisional sums, no day-rate exposure.

✅

CHAS accredited

Full compliance documentation ready to submit for institutional landlords and managing agents who run formal contractor approval processes.

Typical Costs

Commercial decorating costs —
what to expect

Costs vary with size, surface condition, specification and access requirements. The figures below are based on standard commercial repaints in reasonable existing condition — walls, ceilings and woodwork. Prep-heavy jobs, specialist finishes or restricted access will sit toward the top of the range or above it.

Scope Typical range Key variables
Small office suite (1–2 rooms) £1,200 – £2,500 Surface condition, woodwork included
Open-plan floor (2,000–4,000 sq ft) £2,500 – £8,000 Ceiling height, prep required, finish spec
Reception & meeting rooms £1,500 – £4,000 Feature walls, spray vs roller, floor area
Common areas, corridors, stairwells £800 – £3,000 Access, anti-scuff spec, number of floors
Dilapidations redecoration £8 – £18/sq m Schedule of works, reinstatement standard
Full building repaint (multi-floor) Quoted on survey Phasing, access, specification across areas

The most accurate way to get a number is a site visit. We assess surfaces, note prep required, and come back with a fixed price that won't move unless scope changes. No charge for the visit.

What We Deliver

Commercial decorating —
the full scope

Full office repaint

Walls, ceilings, woodwork and metalwork to commercial standard. We specify mid-sheen or eggshell on walls for durability, flat matt on ceilings, and anti-scuff or washable coatings in high-traffic zones as standard on commercial projects.

Dilapidations redecoration

Schedule-based reinstatement to surveyor specification. We price line by line from the schedule of dilapidations, provide itemised quotes, and supply photographic completion records ready for your surveyor's file. Section 18 awareness built in.

Void unit redecoration

Repainting vacant commercial units between tenancies — to landlord standard or a specific surveyor specification. Void redecoration is typically fast-programme daytime work and can be combined with minor works, carpet replacement or deep clean.

PPM painting programmes

Rolling 3–5 year redecoration cycles for FMs with planned maintenance obligations. We programme common areas, stairwells and individual floors on a pre-agreed schedule, with annual cost visibility built in for your budget cycle.

Cat A & Cat B fit-out decoration

Painting and decorating as a component of a wider fit-out or refurbishment. Cat A strip-back redecoration, Cat B fit-out painting, or a targeted cosmetic refresh — managed as part of the wider project, not a separate subcontract.

Specialist finishes & spray application

Anti-scuff and washable coatings for high-traffic areas, spray-applied finishes for large flat surfaces, reception feature walls and branded colour schemes. Intumescent and antimicrobial coatings where specified.

What makes us different

Commercial fit-out background,
not domestic decorating

There is no shortage of painters in London. Most are domestic decorators taking on commercial work, or national contractors for whom a single office floor is not a priority. Renova sits in neither category.

Our experience is commercial — fit-out, refurbishment and FM maintenance work in occupied buildings with real operational constraints. That context changes how we approach a simple office repaint: access logistics, building management requirements, occupier communication, programme sequencing.

  • Commercial-grade Dulux Trade, Johnstone's Trade and Crown Trade products as standard
  • Vetted subcontractors managed under our direct supervision
  • Method statements and COSHH assessments provided without being asked
  • One point of contact from enquiry through to sign-off
Occupied offices & dilapidations

Planned around your building,
not around us

Decorating an occupied office is a programme management task, not just a painting job. The right approach depends on how many people are in the building, what hours they work, which areas can be phased, and what the building management expects from contractors on site.

We discuss all of this when you enquire — before we quote. The working programme goes into the contract. You know exactly what nights or sessions are planned, which areas are affected and in what order, and what snagging and sign-off looks like at the end.

  • Evenings, weekends or phased daytime — your constraints, our programme
  • Building inductions, insurance and compliance documentation on file
  • Surfaces, furniture and flooring fully protected before work starts
  • Photographic completion records for PPM, dilapidations and audit files
Who We Work With

The clients who
come to us

🏛

Facilities managers

Refreshing occupied workspaces, managing PPM redecoration programmes, or maintaining a building on a planned basis. We understand FM priorities: fixed budgets, documented works, minimal disruption, and no surprises on the invoice.

🏠

Commercial landlords

Repainting void units between tenancies, maintaining common areas and stairwells, or carrying out decoration as part of a dilapidations settlement. Documentation and scheduling flexibility are standard — not extras.

👥

Managing agents

Multi-building portfolios, service charge-funded common area maintenance, and tenant changeover redecoration. We provide itemised quotes and completion records in the format managing agents need for their client reporting.

📄

Building surveyors

Specifying consultants who need a contractor that works from NBS clauses and schedules of dilapidations. We price line by line, return itemised fixed quotes, and provide method statements and COSHH assessments for your file.

🔑

Office occupiers facing dilapidations

Tenants facing a landlord's schedule who want the decoration element handled by a contractor with dilapidations experience — not the cheapest painter they can find. We understand what a reinstatement standard means in practice.

🔧

Refurbishment contractors

Painting and decorating is a core component of every office refurbishment we deliver. Where we are the principal contractor, the decoration is managed within the wider programme — not handed off to a subcontractor who becomes the critical path.

The Process

From enquiry
to completion

01

Site visit — within 48 hours

We visit the site, assess the condition of existing surfaces, understand the scope, and note access constraints and operational requirements. We discuss finish specifications and programme options at this stage. No charge for the visit, no obligation to proceed.

02

Fixed-price quote — 3 to 5 working days

A fully itemised fixed-price quote. Prep work, materials, labour and specialist finishes all specified. No provisional sums. If you want alternative specifications or phasing options costed, we include them alongside the primary quote.

03

Programmed works — around your hours

Works programmed to suit your operations. For occupied offices: evenings, weekends, or phased room by room. The programme goes into the contract upfront. Unoccupied and void units move on a faster daytime schedule. All surfaces and furniture protected as standard.

04

Snagging, sign-off & handover

Full snagging walk-through before we ask for sign-off. Touch-ups dealt with before the project closes, not logged for a return visit. Completion record and photographic evidence provided for your file — PPM, dilapidations or audit.

Why Renova

One team, one contract,
full accountability

🏛

Commercial fit-out background, not domestic decorating

Our background is commercial fit-out and refurbishment — not domestic painting that has scaled up. We understand occupied buildings, phased programmes, out-of-hours access and the documentation requirements that commercial clients expect. That context applies even when the job is a single office floor.

👥

One contract, one point of contact

We manage vetted decorating subcontractors under our direct oversight. You don't deal with the decorator directly — you deal with us. One call resolves any issue. That model applies whether the job is a single meeting room or a full multi-floor repaint across several sites.

💰

Fixed price — quoted after a proper site visit

We visit the site before we quote. We assess surface condition, prep work and access constraints — and price them into the quote. The number you agree is the number you pay, unless the scope changes. No provisional sums, no day-rate exposure, no surprises on the final invoice.

🕐

Minimal disruption — programmed before we start

We programme works around your business hours. Evenings, weekends, or phased through quieter periods. If disruption is a concern, raise it when you enquire and we build the right approach into the contract before work starts — not agreed on the fly.

FAQs

Common questions
answered

What is the difference between a commercial decorator and a domestic painter? ▼
A commercial decorator works in occupied business premises and understands the operational constraints that come with it — out-of-hours access, building management requirements, method statements, COSHH assessments and fixed-price contracts. Domestic painters typically work in unoccupied residential properties on a day-rate basis. The difference is most visible in occupied office work and dilapidations reinstatement, where the documentation and programme management requirements are substantially higher.
How much does commercial decorating cost? ▼
A small office suite of one to two rooms typically falls between £1,200 and £2,500. An open-plan floor of 2,000–4,000 sq ft runs £2,500–£8,000 depending on surface condition, ceiling height and finish specification. Dilapidations redecoration is priced against the schedule of works — typically £8–£18 per sq m for standard reinstatement. We provide fixed-price quotes after a site visit, not estimates based on square footage alone.
Can you paint our office while it is still occupied? ▼
Yes — this is standard for us. We programme works around your business hours: evenings, weekends, or phased room by room through quieter periods. Tell us your operational constraints when you enquire and we build the programme before we quote, not after we start. The working programme goes into the contract — not decided informally on site.
Do you handle dilapidations redecoration? ▼
Yes. Decoration is one of the most common items on a dilapidations schedule. We work from schedules of dilapidations and building surveyor specifications, price line by line, and provide photographic completion records for your surveyor’s file. We handle painting as part of a broader dilapidations remediation programme where required — not as a standalone trade that has to be coordinated separately.
What paint brands and products do you specify? ▼
We work with Dulux Trade, Johnstone’s Trade and Crown Trade as primary commercial suppliers. For specialist applications — anti-scuff coatings, intumescent paint, antimicrobial coatings — we specify the appropriate system for the application. We don’t tie clients to a single brand and explain the trade-offs between specification options at the site visit. See our commercial paint specification guide for the technical detail.
Are you CHAS accredited? ▼
Yes. Renova Projects holds CHAS accreditation and NAFDI membership. Method statements, risk assessments and full insurance documentation are provided as standard in our pre-construction pack. For managing agents and institutional landlords running a formal contractor approval process, our compliance file is ready to submit without delay.
